If we could send every investor a wish list, it would look something like this:

Take Care of the Fundamentals First

Invest in the improvements that buyers can't easily see, but absolutely appreciate.

Update the roof, foundation, windows and window frames, heating and cooling systems, plumbing, ventilation, indoor air quality, and water management. These are the projectsbuyers are happy to pay for because they don't want to inherit them after takingpossession.

If you're renovating for profit, put your money into the skilled work that creates lasting value.

Respect the Original Floor Plan

Many older homes were thoughtfully designed to separate living spaces, improve energy efficiency, and create privacy. Opening every room into one large great room isn't always an upgrade, particularly in colder climates where entryways help keep the harsh winter outside.

Sometimes the best design decision is knowing what not to remove.

Preserve Original Craftsmanship

Many older homes contain materials that are difficult or impossible to replace today.

Solid wood doors, old-growth framing lumber, oak flooring, handcrafted millwork, and quality cabinetry were built to last generations. Rather than replacing these features simply because they're dated, consider restoring them.

Don't Dismiss Existing Carpet

This may be our most controversial opinion.

If older carpet is clean, structurally sound, and free from moisture damage or odours, professional cleaning and power stretching can often extend its life for many years.

Carpet provides warmth, comfort, and excellent sound insulation. We'd rather see a well-maintained original carpet than inexpensive builder-grade click-lock flooring installed simply because it's budget-friendly.

Save the Details

Original mirrors, wallpaper, sinks, bathtubs, toilets, tile, and cabinetry tell the story of a home's era. Not every vintage feature deserves preservation, but many do. A beautifully maintained coloured bathroom, restored enamel tub, or original mirror can become a home's defining feature that makes your listing stand out from the rest.

Preserve Character Through Lighting

If you really want to modernize a home, add more electrical outlets for table lamps, reading lights, and convenient charging stations rather than relying solely on overhead fixtures. Many homes built in the 1960s and 1970s were designed around layered lighting, creating warm, comfortable spaces through a combination of table lamps, floor lamps, and thoughtfully placed fixtures.

Many original light fixtures can be safely restored by a qualified electrician, preserving the warmth, craftsmanship, and personality they bring to a home.

Exposure to bright, cool-coloured light in the evening can interfere with our circadian rhythms by suppressing melatonin, making it more difficult to relax and prepare for sleep.

Good lighting creates atmosphere, respects the home's character, and contributes to a calmer, more comfortable living environment.
