When a home doesn't have the perfect digital curb appeal

Calgary has over 1.5 million people, and at the time of writing, there are only 2,788 detached homes active on the MLS, and just as many listings that terminated or expired without selling.

We've reviewed thousands of listings. A common pattern behind the ones that don't sell: the realtor never addressed what Google Street View shows.

The Law of Candour:

We follow The 22 Immutable Laws of Marketing, and the 15th Law is the Law of Candour. The basic principle of the Law of Candour is unapologetically admitting that a flaw exists and that will disarm the audience and build trust. It takes an enormous amount of time and skill to be able to do this correctly, and it is worth it, because no one can argue with the realities of online map searches.

Google Street View:

There are 3 categories that affect your property value and they are all easy to see on Google Street View:

Traffic & Infrastructure: Front windows facing concrete sound walls, visible highway exit signs, busy commuter lanes, bus stops, or retail parking lots.

Utility & Industrial Blight: High-voltage transmission towers looming overhead, green yard transformers, alleyway power lines, or commercial cell towers.

Neighbourhood Neglect: Adjacent properties with overgrown lawns, junk vehicles on the grass, dilapidated fences, or dirty, unpaved back alleys.

The Relist Strategy:

If your home has not sold and you want assistance with relisting your home, contact us today before you lower the price. We might be able to reposition your home and relist without a large price drop.
