The 60 day rule:
One of the first things we do at Magnolia is research homes that could be in your price range and have been sitting on the MLS for over 60 days. We check how long the home has been listed, whether there is a healthy margin for the price to be reduced, and we reach out to the listing agent to find out if their client is open to offers. The new FTHB GST rebate:
As of March 2026, the federal government passed a new rebate specifically for first-time home buyers purchasing a newly built home, worth up to $50,000 depending on the purchase price. This is a significant saving that many buyers do not even know exists yet. Speak with your mortgage broker about whether you qualify.
If you are considering a new build, we will research the builder's reputation and pricing on your behalf. Always get a separate home inspection even on a brand new home, and make sure your builder is committed to honouring their warranty repairs at the one year mark. You deserve to move into a home that is truly ready for you.
One tip most buyers never hear: ask your builder to include radon resistant new construction techniques (RRNC) in the building plans. It is a simple ask at the build stage and a much bigger and more costly issue to address after the fact. We think it is worth mentioning every single time.
